Registration and transfer costs
Dubai Land Department lists a total sale-registration fee of 4%, split in its fee schedule between buyer and seller. Title-deed, map, knowledge, innovation and trustee-office charges sit alongside it. The sale agreement should state clearly how the parties will allocate the transaction costs.
Finance-related costs
A financed purchase may include bank valuation, arrangement and insurance costs, as well as DLD mortgage registration. DLD’s published mortgage-registration fee is 0.25% of the mortgage value, with an additional service fee. Ask the lender for a complete illustration before committing to the property.
Building and ownership costs
Service charges, utility deposits, moving costs, maintenance and furnishing affect the first-year budget. For a completed property, check the service-charge position and whether any amount will be apportioned at transfer. For off-plan property, review the payment schedule and future service-charge assumptions rather than relying on a headline starting price.
