Buyers compare your property with completed transactions and current alternatives. A unique feature can justify a difference, but the evidence needs to be visible. If viewings are low, review the first impression and asking range. If viewings occur without offers, listen closely to repeated objections.
The listing is difficult to understand
Weak photographs, incomplete details, conflicting sizes or an unclear tenancy position reduce confidence. Present the strongest truthful features, answer obvious questions and keep the ownership file ready. Do not let several versions of the same listing circulate with different information.
Access and follow-up create friction
Restricted viewing times, slow responses and unqualified appointments waste early interest. Agree a reliable access plan, reply while the enquiry is active and record feedback after each viewing. A buyer should know the next step without having to chase it.
