Budgeting only for the price
Registration, trustee, finance, service-charge, utility, moving and furnishing costs can materially change the cash required. Build a completion budget and retain a reserve instead of using every available dirham for the deposit.
Choosing before checking
Verify the title, seller authority, broker permit and physical condition. For off-plan property, check the project registration, escrow arrangements, contract and developer delivery record. A strong launch-day offer does not remove the need for these checks.
Ignoring the exit and daily use
Think about who else would buy or rent the property, but also test whether the layout, commute and recurring costs work for you. A first purchase should not depend on one optimistic forecast or a rapid resale to remain affordable.
