Dubai Land Department is the authority responsible for registering real-estate rights in Dubai. A signed private agreement is not a substitute for official registration. Confirm the title, ownership details and transfer route before paying a substantial amount.
Check the people marketing the property
A broker and the property advertisement should be properly authorised. Ask for the broker card and permit details, then verify them through Dubai Land Department services. For an off-plan purchase, also check the project registration and approved escrow account before transferring funds.
Read the contract as a transaction document
The agreement should reflect the price, deposit, completion date, fixtures, tenancy status, finance conditions, default provisions and allocation of costs. If the wording does not match the commercial understanding, resolve it before signing rather than assuming it can be corrected later.
