Early preparation can improve access to unit choice and project-specific opening terms, but it never replaces DLD, escrow, payment and contract checks.

Some Dubai homes are chosen before the public launch campaign begins. The buyer has already decided on a property type, budget and acceptable locations, and their adviser is ready to act when the developer releases verified information.

That preparation can matter. Early registration may give a buyer access to a wider choice of layouts, floors or views. A developer may also publish an opening offer, preferential price or payment term for a particular launch. None of these benefits is automatic, and registering interest does not guarantee a unit.

What “pre-launch” means in Dubai property

Pre-launch is a commercial description, not a separate form of property ownership. It usually refers to the period before general public sales, when a developer or authorised sales channel starts collecting buyer details, expressions of interest or reservation applications.

The documents and commitment can differ from one launch to another. Nakheel’s official digital-platform terms, for example, state that information for its latest launches may be indicative and subject to change, and that an expression of interest does not bind either party until formal documents are signed and all conditions are met. Emaar’s official terms also make clear that access or registration does not guarantee allocation when demand exceeds the available units.

Early access is useful when it improves the quality of the choice. It is not a reason to skip the project, payment and contract checks.

Developer offers are project-specific. Emaar’s official offers pages show that launch campaigns can include defined payment terms or fee waivers, while its Preferred Access information says allocation remains subject to demand and availability. A headline such as “launch offer” only matters when the exact benefit and conditions are provided in writing.

How Remington prepares a pre-launch buyer

A useful brief is specific enough to guide a choice but not so narrow that it forces a rushed decision. “Two-bedroom apartment, up to AED 2.5 million, established developer, near a school and with a practical payment schedule” is more useful than “send me every new launch.”

  1. Set the maximum total budget, including registration and other acquisition costs.
  2. Choose the property types and locations that fit the intended use.
  3. Decide which details are non-negotiable, such as bedroom count, view, floor or completion window.
  4. Confirm how quickly funds and identity documents can be provided if a suitable unit is released.
  5. Approve WhatsApp, email or both for launch information. Remington records each permission separately.

Five checks before paying

Speed should begin only after verifiable launch information is available. Dubai Land Department requires a registered real estate project and project escrow account for off-plan sales. Its Madmoun service gives each approved real estate advertisement a QR code that lets the public compare the advertisement with DLD data.

Frequently asked questions

Is a pre-launch price always lower than the public launch price?

No. Some developers publish preferential prices, fee waivers or payment terms for a defined launch stage, but there is no general rule. Compare the written price and conditions with the units actually available.

Does an expression of interest reserve a unit?

Not necessarily. Allocation depends on the developer’s process, demand and available units. Read the expression-of-interest and deposit terms before paying.

Is an expression-of-interest deposit refundable?

Terms differ. Do not rely on a verbal answer. The document should state the refund conditions, timing, recipient and what happens if the requested unit is not allocated.

How can I verify a new Dubai project?

Use Dubai Land Department or Dubai REST to check the project and its status. Scan the Madmoun QR code on the advertisement, then verify the project escrow payment instructions before transferring funds.

Will Remington send every project to everyone who registers?
