Start with the weekly routine
Map the journeys that will happen most often: work, school, shopping, healthcare and family visits. Drive the routes at realistic times. A short distance on a map can feel very different during the hours that matter to you.
Look closely at the home itself
Check usable room dimensions, storage, natural light, privacy, noise, parking and lift access. Consider whether the layout still works if the household changes. For an off-plan home, compare the plan and specification with completed work by the same developer where possible.
Budget beyond the mortgage
Service charges, cooling, maintenance, commuting and future furnishing all shape the cost of living in a property. Ask what is included, what is metered separately and which facilities you will genuinely use. Resale demand matters, but it should not replace a practical fit with your own plans.
