A Dubai property purchase does not automatically produce a Golden Residence. The current Dubai Land Department service requires qualifying ownership of at least AED 2 million and a separate residence application. For a mortgaged property, DLD asks for a bank letter that states the amount paid and the outstanding balance. The applicant must also be inside the UAE when applying through DLD.
This guide separates the property threshold from the application process, because they are often blurred together. It uses the current DLD and General Directorate of Identity and Foreigners Affairs Dubai service pages. Both describe a renewable 10-year residence for a qualifying Dubai real estate investor.

The AED 2 million test
DLD describes the threshold as the purchase value at the time of purchase. One property or several properties may be used, provided they are registered in the applicant’s name and their qualifying value reaches AED 2 million. GDRFA Dubai also says that one property or a group of properties may qualify.
Joint ownership needs a closer check. GDRFA states that where the applicant owns a share in a jointly owned property, the value of that share must itself be at least AED 2 million. A property worth AED 3 million does not meet that test for an applicant whose registered share is worth AED 1.5 million.
Mortgaged property
DLD permits a mortgaged property, but its current service description requires a bank letter showing AED 2 million paid. The detailed terms also ask the bank to confirm that it has no objection to residence being issued against the property and to state both the paid amount and the remaining balance. GDRFA’s current service page likewise accepts mortgaged property, subject to the Land Department’s supporting evidence and procedures.
Do not assume that a property with an AED 2 million sale price qualifies when most of that price remains financed. Ask the bank what it will state in the required letter before treating the residence route as part of the purchase decision.
Documents currently listed by DLD
For the investor’s own application, the DLD service page lists:
- a valid passport;
- an electronic title certificate or title deed;
- a personal photograph;
- an Emirates ID, if one has already been issued; and
- a copy of the current residence permit, if applicable.
A mortgaged-property application also needs the bank evidence described above. Family applications require additional civil-status documents, health insurance and other records. The DLD page lists separate requirements for a spouse, children and parents, so those documents should be checked against the intended sponsorship request rather than copied from a generic visa checklist.
Application route, timing and published fees
- Confirm that the title or property-status evidence supports the AED 2 million test.
- For a mortgage, obtain the bank letter before attending the service centre.
- Attend an accredited Dubai property-investor Golden Visa service centre while inside the UAE.
- Submit the records, pay the charges and complete the medical examination.
- Receive the residence permit electronically after approval.
DLD currently gives an expected processing time of seven to ten business days. Its published fee breakdown for the investor’s 10-year residence package is:

Those are DLD’s published service-card figures on the review date. The GDRFA service page displays its own government-channel fee components. The amount payable in a particular case can differ because of the application channel, status inside the UAE, delivery, sponsorship and document services. Obtain a current fee statement before payment.
Family sponsorship and keeping the residence valid
DLD says a qualifying property investor may sponsor a spouse, children and parents. The sponsor’s own eligibility does not remove the need for each family member’s documents, insurance and applicable fees.
GDRFA states that the residence is renewable if its conditions continue to be met. Its real estate investor terms also refer to a restriction placed on the property to preserve ownership during the residence period, under DLD procedures. A planned sale, ownership restructuring or mortgage change should therefore be checked before it is completed.
