There are 3 type of residence visa when you buy a property in Dubai

The 6-month multi-entry

This visa is cheaper cost, shorter processing time and its tourist multiple entry visa which you cannot take emirates id. 6 month multy entry visa is issued by the relevant Immigration authority not Dubai Land Department. For more information and details you can contact me here.

The 3 years residency

This visa in issued by Dubai Land Department and property price in title deed must be more than AED 1,000,000.  With this visa residence can apply for emirates Id, driving license, and family sponsorship. Property must be ready and handed over and must be located in freehold areas not leasehold areas. Previously you couldn’t get visa on mortgage property but with new Dubai investor law you can have an option to get Dubai residency visa, for more details regarding this please contact me here.

The 5 years residency

You can get 5 years Dubai investor visa by investing AED 5,000,000 on properties. This AED 5,000,000 dhs can be maximum on 3 freehold properties.


Some of useful information regarding Dubai property investor visa:

  • Applicant obtains a residency permit for five years without sponsor within the UAE, as well as for his family members, wife and children, and the possibility of sponsoring up to three domestic workers
  • Your monthly income inside or outside of Dubai must be equal or more than AED 10,000 per month
  • To get UAE investor visa the property must be a ready residential/ commercial in order to qualify for investor visa.
  • No investor visa with off plan properties in Dubai
  • Purchase value of the property should be more than AED 1,000,000
  • If you buy a property as a join ownership then each of owner must have individual share of AED 1,000,000
